You just don’t know what you’re going to come across during a Phase I Environmental Site Assessment. ReDevelopInc. had the opportunity to investigate an operating gas station in Jeffersonville, Indiana. It was in a good location on a busy intersection, so it wasn’t the only game in town. It turns out that ALL four corners of the intersection were former gas stations, and one was also a former dry cleaners!
While I hate for environmental issues to be the thing that causes a loan not to happen, it was clear that a second phase of work would be needed. After putting in some temporary monitoring wells it was unfortunately evident that a release would need to be called in to the state.
This moved the site into the Underground Storage Tank program for the Indiana Department of Environmental Management. In the following months we performed a full assessment according to Indiana regulations, installing permanent monitoring wells, collecting soil and groundwater samples, and writing technical reports of the work completed. Still, we were able to complete the work and obtain “No Further Action” status within one year. Since then the loan has gone through and the environmental concerns have been identified and addressed.
